Quick answer: go to the official TG RERA website, search for the project by its name, developer (promoter) name or registration number, and open its details page. Check that the registration number, developer, approved plans and proposed completion date match what you have been told before you pay anything.
The Real Estate (Regulation and Development) Act, 2016 (RERA) requires most new projects to be registered with the state’s real estate regulator before they are advertised, booked or sold. In Telangana, that regulator is the Telangana Real Estate Regulatory Authority (TG RERA). Checking a project’s registration takes about ten minutes and is one of the simplest ways to protect yourself.
Which projects must be registered?
Projects must be registered unless the land being developed is 500 square metres or less, or the project has eight or fewer apartments across all its phases. This covers apartments, villas and plotted developments. Real estate agents who help sell registered projects must also register with TG RERA.
Step-by-step: how to check
- Get the registration number. It should appear on the project’s advertisements, brochure and website. Project numbers in Telangana usually start with “P” and agent numbers with “A”.
- Open the official TG RERA website. Go to rera.telangana.gov.in directly rather than through links in messages, to avoid look-alike sites.
- Search for the project. Use the project search and enter the project name, the developer’s name or the registration number.
- Open the project details. Note the registration number and date, the developer’s name and address, and the project address.
- Check the approvals. Look at the sanctioned building or layout plans and the approving authority, such as GHMC, HMDA or DTCP.
- Check the timeline. Compare the proposed completion date with the possession date the developer has promised you.
- Review progress and history. Where available, look at quarterly progress updates and any complaints or orders against the project.
- Verify the agent too. Search the registered agents list for the agent’s registration number.
Red flags
- No RERA number on advertisements or brochures
- “Pre-launch” offers asking for money before the project is registered
- The developer’s name on RERA does not match the name on your documents
- A completion date that has already passed with no extension on record
- Requests to pay booking amounts into an individual’s personal account
What RERA registration does not guarantee
Registration means the project is on the regulator’s record and that RERA’s protections apply. It is not a certificate of construction quality or of the developer’s financial strength. Continue to check the developer’s track record, read the agreement for sale carefully and, for larger purchases, get an independent legal opinion on the title.

Frequently asked questions
Can a developer sell a project without RERA registration in Telangana?
No, unless the project falls under the exemptions (land of 500 square metres or less, or eight apartments or fewer). Developers cannot advertise, market, book or sell flats or plots in a project that needs registration but is not registered.
Do plotted developments need RERA registration?
Yes. Plotted developments above the same thresholds must also be registered with TG RERA.
What should I do if the details do not match?
Ask the developer to explain in writing and do not pay until the difference is resolved. If you believe a project is violating RERA, you can file a complaint with TG RERA.
